Mitsubishi in Pacifica
Pacifica is the most exposed city we serve on the coast, and it changes the conversation before we even talk about heating or cooling load. Salt-laden air off Linda Mar and Rockaway Beach corrodes aluminum fin coils and steel cabinet panels faster than anywhere inland, and an outdoor condenser set up right against the ocean side of a house ages differently than the same unit five miles east. We factor that into where we place the condenser and how often we tell owners to plan on service.
Housing here runs from older beach bungalows near Sharp Park to hillside homes climbing toward Skyline, most without ductwork and originally heated with a wall furnace built for a mild coastal winter. A Mitsubishi single or multi-zone system fits that stock well: no ducts to fight, and heads that handle both the damp cold mornings and the rare hot inland-wind afternoon Pacifica gets a few times a year.

Mitsubishi work we do in Pacifica
Salt air corrosion on outdoor condenser coils and cabinets. Units within a few blocks of the beach corrode noticeably faster than the same equipment inland. We see pitted fin coils and rust starting on cabinet seams within a few years on units placed with direct ocean exposure. Regular fresh-water rinsing and thoughtful placement during install slow it down, but we don't tell Pacifica owners it won't happen at all.
Corroded control board connectors. Salt moisture works into the outdoor unit's electrical box over time and corrodes pin connectors and terminal contacts, which shows up as intermittent faults or a unit that won't communicate with its indoor head. We clean and re-seat what we can and replace the board when the corrosion's gone past that.
Pinhole refrigerant leaks from coil corrosion. Past the flare-joint leaks we find everywhere else, Pacifica units sometimes develop a slow leak from a corrosion pit working through a coil tube rather than a bad fitting. We pressure-test to locate it, and if the coil itself is compromised we're honest that a patch is a short-term fix, not a real repair.
