A backyard office has a different layout from an ADU with a bedroom behind a closed door. Start with how you’ll use the building. Mitsubishi’s detached-space guidance describes an indoor unit connected by refrigerant piping to an outdoor condenser, with wall, floor and ceiling options for the occupied space.
Bring the floor plan, including the doors
For a single open studio, we can consider one comfort zone. For an ADU with separate rooms, we’ll review the layout before deciding where indoor equipment belongs. A multi-zone system is an option to evaluate, not a reason to skip the room-by-room assessment.
The outdoor unit also needs a location on the property. At the free installation assessment, we review access to that location, the line route back to the indoor equipment, electrical supply and condensate disposal. If the interior is still being built, bring the planned cabinet and ceiling positions. They’re useful when comparing a visible wall unit with concealed equipment.
Match the style to the available space
A floor console leaves the high wall available; a wall-mounted unit uses that upper area. A ceiling cassette recesses into the ceiling, while a ducted unit needs room for the unit and its air-distribution paths. These are layout choices to check before finishes go in. See the Mitsubishi indoor styles for a closer comparison.
Tell us whether the building will be your office, a guest space or a rental. Warranty eligibility depends on who lives there. We won’t describe a rental ADU as automatically qualifying for the homeowner warranty tier.
A quote for this building
Mitsubishi ductless installation is generally $5,500–9,000 for each room or zone, with the final amount dependent on the design and installation work. The site assessment is free; your written estimate identifies the equipment and work being quoted. Financing available on approved credit.
As an independent Mitsubishi Electric Diamond Contractor, we register eligible M-Series and P-Series systems within 90 days for the manufacturer’s 12-year parts and 12-year compressor limited warranty. The HM, WR, HX and WX wall-mounted families stop at 10 years. The extended terms are for a single-family home where the original purchaser resides; they are nontransferable and exclude labor. We confirm the applicable coverage for an ADU or other detached building in the proposal. Our workmanship warranty lasts 2 years. Separate JB Warranties extended labor plans are available up to 12 years.
