Oakland is one of the better-fitting cities we serve for Mitsubishi ductless. The residential flats from West Oakland through Rockridge are full of 1900s through 30s Craftsman bungalows with plaster walls, narrow stud bays, and no existing ductwork. Adding central ducted HVAC to those homes means major construction and a lot of disturbed plaster. A Mitsubishi mini-split sidesteps that. One outdoor condenser, indoor heads where you actually want the climate control, line sets routed through tight framing.
We do this work regularly and have gotten line sets through Craftsman framing without wrecking finished walls. The multi-zone M-Series is the workhorse for these homes because you can put a head in the living room and one or two bedrooms off a single condenser, each on its own setpoint. That matters in a bungalow where the back bedroom and the front parlor have never heated or cooled the same.
Up in the hills, Montclair and Piedmont Pines run warmer than the flats and more of those homes already have AC. There the conversation is often a heat pump conversion on an aging gas furnace, and Oakland's mild design temperature means standard equipment handles it without cold-climate spec. The catch in the hills is access. Grade-separated lots make condenser placement and crane work something we scope carefully at the estimate rather than after.

One Mitsubishi outdoor unit feeding heads in the main living space and bedrooms, line sets threaded through narrow stud bays without opening finished plaster. This is the cleanest way to get heating and cooling into a 1920s bungalow that was built with neither.
Hillside heat pump conversions. On Montclair and Piedmont Pines homes with aging gas furnaces, we convert to a heat pump and scope the harder part first: where the outdoor unit sits on a grade-separated lot and whether a roof-mount needs a crane. Oakland's mild winters mean standard equipment is enough.
Line-set routing on tight, finished framing. The skill in a Craftsman retrofit is hiding the line set and getting it through old framing without damage. We plan the runs before we cut, use covers where exterior routing is unavoidable, and keep the indoor heads positioned so the room still looks right.
Mini-split diagnostics and maintenance. On existing Mitsubishi systems we read fault codes when one head quits, clear condensate pumps, and clean blower wheels and coils that have loaded up with dust. Regular cleaning keeps the rated capacity, which a neglected head quietly loses.
