Ductless Mini-Split in Los Altos Hills

Los Altos Hills sits in the foothills above the South Bay, and the difference from the bayside towns is the heat. Summers reach the upper 80s and low 90s on the hottest days, so a mini-split here is a genuine cooling tool, not a nice-to-have you tack on for two warm weeks. Most of these one-acre-minimum estates already run multi-zone ducted systems, so the headline work is usually ducted heat pumps. Where ductless comes in is the parts of a big, spread-out plan that one central system never balances well.

The spread is what defines these properties. Large single-story estates sit on rolling, sometimes steep parcels, and the floor plan stretches far enough that one wing bakes in the afternoon sun while another stays cool. For a far bedroom wing, a detached guest house, a pool cabana, or a home office in an addition, pushing conditioned air all the way out through long duct runs wastes capacity to duct loss. A dedicated mini-split zone puts the heating and cooling right at that space, and on the hot-facing rooms the cooling it adds is the whole point.

Two site realities shape the work as much as the floor plan. Many of these parcels run on septic and well water, so equipment and drainage have to stay clear of the leach field and the well head. And the lots are large enough that the indoor handler and the outdoor unit can end up a long way apart. Both of those get planned at the estimate, where we walk the parcel, mark where the condenser can sit, and lay out the refrigerant run before anyone schedules an install.

Dedicated zones for far wings and guest houses. On a spread-out foothill estate, a far bedroom wing or a detached guest house runs its own temperature no matter what the central system does. We add a mini-split zone that serves that space directly instead of stretching the ducted system across the whole plan. We size it to the room load and the foothill cooling need.

Cooling the rooms the afternoon sun overheats. Because the foothills run warmer than the bayside towns, the south- and west-facing rooms genuinely overheat through a summer afternoon. Long refrigerant runs across big parcels. On a one-acre-plus lot the outdoor unit may sit well away from the room it serves. Every manufacturer caps total line-set length and the vertical rise between units, and a run pushed past that loses capacity and oil return. We measure the actual distance and confirm it is inside the equipment's limits before we commit to a layout.

Working around septic, wells, and the grade. Many of these estates are on septic and well water, so the condenser and the condensate line have to stay off the leach field and clear of the well head, and the slope decides what is even reachable for service. We walk all of it at the estimate so the equipment ends up somewhere that drains correctly and we can get to it later.
