Los Altos Hills is the one estate town on our list where the cooling side genuinely earns its keep. Up in the foothills above the South Bay it runs warmer and drier than the bayside towns, with summers reaching the upper 80s and low 90s on the hottest days. A heat pump here works hard in both seasons: efficient heat through the mild winters that rarely freeze, and cooling that actually gets used. That changes the sizing conversation compared to a coastal town. The AC capacity matters, though over-sizing still costs you in short-cycling and uneven rooms, so we size to the measured load.

These are one-acre-minimum estates on rolling, often steep terrain, running from 1950s and 60s ranch estates to large newer custom homes. The floor plans are big and spread out, which means a single system rarely covers the house evenly. Multiple air handlers and zoning are the norm. The lots add constraints you do not see in flatter towns: long line-set runs from where the condenser can be placed to where the air handler lives, and condensate routing that has to work with the grade rather than against it. Many of these homes are on septic and well water, so we plan equipment and trenching around that too.

A heat pump conversion on a spread-out foothill estate is an engineering exercise before it is an equipment purchase. We run the Manual J on each zone, map the line-set runs and where they need support over distance, plan condenser placement for the grade and access, and lay it all out on the written estimate. On the older ranch estates we frequently find the original system was oversized for capacity yet still unable to push air to the far rooms, which is why one wing bakes while another stays cold. We design around the spread of the house, not the tonnage of the box alone.

Right-sizing oversized ranch-estate systems. Older foothill ranch estates were often spec'd by tonnage rather than load, oversized for capacity yet unable to reach the far rooms. We re-run the load calculation and design variable-speed multi-zone equipment that runs longer cycles and actually reaches the whole spread.

Equipment placement around septic and well systems. Many of these lots are on septic and well water. We plan condenser pads, electrical runs, and any trenching to clear the septic field and well infrastructure, so the install does not create a problem underground while solving one above it.

Ductless additions and primary suites. Where new ductwork through a finished estate would be destructive, ductless mini-splits handle additions, converted spaces, and primary suites cleanly. On a sprawling plan they also let us condition a far corner without extending the main system across the whole house.
