Ductless Mini-Split in Mountain View

Mountain View ADUs, converted garages, and Old Mountain View ranches that were built heat-only are where ductless earns its keep.

Ductless Mini-Split in Mountain View

Mountain View sits in climate zone 4 with a real marine layer, so summers run milder than Sunnyvale. That matters for ductless. A lot of the original Old Mountain View housing near the downtown core was built with a gas furnace and no central AC at all, because nobody needed it. Remote work changed the daytime math. People are home through the warm part of the afternoon now, and they want a way to cool a bedroom or a home office without rebuilding the whole house.

The other half of our local ductless work is ADUs and garage conversions. Mountain View has been ADU-friendly since the state streamlining laws, and a converted garage or a new backyard unit almost never has ducts to tie into. A single 12,000 or 18,000 BTU mini-split, one outdoor unit and one indoor head, gives that space full independent heating and cooling and lands Title 24 compliant out of the box. We size it per room off the load, not off a rule of thumb.

On the existing 1940s to 60s starter homes, the question is usually retrofit AC into ducts that were sized for heat only, or skip the ducts. If the original ductwork is too tight to carry the added cooling airflow, a mini-split is the cleaner answer, and it is the cleaner answer more often than not on this housing stock. We run the load, look at what the ducts can actually move, and put both options on the written estimate.

What we run into in Mountain View

Single-head installs for ADUs and garage conversions. Most converted spaces have no ducts to tie into. We set one outdoor condenser and one indoor head, size it to the room load, and hand off the paperwork Title 24 compliant. Compact footprint matters on these smaller lots, so we scope condenser placement before we quote.

"We never had AC" retrofits. A lot of Old Mountain View homes were built heat-only. When the original ducts are too tight to carry cooling airflow, we install ductless instead of forcing it. We check the existing ductwork first and tell you honestly whether a coil-and-condenser add will actually work.

Per-room zoning for home offices. Daytime occupancy changed what people need. A single head in the room you actually work in costs far less than cooling the whole house. We position the head for even throw and quiet operation, since these units run quiet on their low fan setting.

Multi-zone for homes without ductwork. Where a whole older home has no ducts, one outdoor unit can feed multiple indoor heads. We keep total indoor capacity inside 130 percent of outdoor capacity so the system does not short-cycle, and we route line sets to manufacturer spec.

Electrical capacity check at the estimate. A single-zone install often runs on an existing 220V breaker. Larger multi-zone setups usually want a dedicated 30A or 50A circuit, and some older panels are already full. We check the panel before any sale conversation and coordinate a licensed electrician if a sub-panel is needed.

Ductless Mini-Split in Mountain View: common questions

Do you cover Mountain View, or only the Tri-Valley where you're based?

We cover Mountain View and the wider South Bay from our San Ramon base. Same-day service is best effort across the Bay Area, and for a mini-split estimate we schedule a visit so we can scope condenser placement and panel capacity in person. Call (925) 999-4095.

Is a mini-split overkill for Mountain View's mild summers?

For a whole modern house with good ducts, sometimes yes, and we will say so. But for an ADU, a converted garage, a heat-only ranch, or a single home office you actually use through the afternoon, a right-sized single head is usually the most efficient and least invasive fix. We size off the load.

Will a mini-split heat the space too, or just cool it?

Both. A mini-split is a heat pump, so the same unit heats and cools. Mountain View winters stay mild and well within efficient operating range, so one system handles year-round comfort in an ADU or office without a separate furnace.
