What we see in Mountain View homes
Climate. Climate zone 4 with marine influence, milder summers than Sunnyvale (design cooling 88°F). Heating design 36°F. Significant fog/marine layer in summer mornings.
Housing stock. Old Mountain View has 1940s–60s starter homes with tight ductwork and often no AC at all originally. Newer dense developments (Mariposa, Cuesta Park infill) are post-2010 code-built with full HVAC. ADU and granny-flat conversions are common throughout.

“We never had AC” retrofits
A significant fraction of original Mountain View housing, particularly Old Mountain View around the downtown core, was built with heat only (gas furnace, no central AC). Mild marine summers used to make AC optional; warming summers and remote-work daytime occupancy have changed the math. We retrofit AC into these homes in two ways: (1) condenser-and-coil add to the existing furnace if ductwork supports it, or (2) ductless mini-split for homes where the original ducts are too compromised to handle the added cooling airflow. Mini-split is the cleaner answer roughly 60% of the time.
ADU/garage conversion frequency
