Ductless Mini-Split in Los Gatos

Downtown Los Gatos Victorians usually have no ductwork at all. Multi-head ductless is the way to add real climate control without tearing into plaster.

Ductless Mini-Split in Los Gatos

Los Gatos housing runs from one extreme to the other, and that shapes the ductless conversation here. Downtown you have 1880s Victorians and Craftsman bungalows with gravity furnaces or wall heaters and zero forced-air infrastructure. Up the hillsides you have mid-century redwood customs and post-2000 luxury builds with full HVAC. The two ends of town need different answers.

For the downtown historic stock, a multi-head ductless mini-split is usually the cleanest path. One outdoor condenser, one indoor head per primary room, no ripping open plaster walls to find a place for returns and trunk lines. You keep the period architecture intact and still get real heating and cooling per room. That preservation matters in this town, and it is why we lead with ductless for the old houses rather than forcing central HVAC where it does not belong.

The hillsides bring a different problem: microclimate. A west-facing master on an upper floor can be calling for cooling in the late afternoon while the lower family room is still in morning shade. Elevation and sun exposure swing the load across one property. We default to dual or three-zone setups on hillside homes above 2,500 square feet, sometimes pairing the central system with a ductless head for the worst west-facing room. We carry Daikin and Mitsubishi for this work.

What we run into in Los Gatos

Multi-head retrofits for downtown Victorians. One condenser, one head per main room, no plaster surgery. This is our standard recommendation for the 1880s through 1920s stock downtown, where there is no duct chase to work with and the architecture is worth protecting.

Hillside zoning for west-facing load. On hillside customs we separate equipment by floor and orientation so the afternoon sun load does not drag the whole house. Sometimes that is a true multi-zone install, sometimes one supplemental head for the room that always overheats.

Hybrid central-plus-ductless designs. Plenty of hillside homes already have central HVAC that mostly works but cannot reach one or two rooms. Rather than replacing a functional system, we add a head where it is needed and tie the whole comfort picture together.

Line routing on tight downtown lots. Refrigerant line sets need clean paths, and on dense downtown lots that takes planning. Long horizontal runs and tall vertical drops have to be routed within the manufacturer's published limits, including oil traps where they are required. We route to spec and show you where the lines and condenser land before we start.

Electrical capacity check on old houses. Century-old downtown houses often have undersized panels. We check capacity at the estimate. A larger multi-head system usually wants a dedicated circuit, and if a sub-panel is needed we bring in a licensed electrician.

Ductless Mini-Split in Los Gatos: common questions

Will you come up into the hillside neighborhoods?

Yes. We service all of Los Gatos including the hillside customs from our San Ramon base, and hillside zoning work is a regular part of what we do here. Call (925) 999-4095 for a window. Tight access roads are fine, we just want to scope placement before the install day.

Can I keep my old Victorian intact and still get AC?

That is exactly what ductless is for. A multi-head system needs only a small line-set penetration per room and a single outdoor unit, so there is no tearing into plaster or routing trunk ducts through the house. You preserve the period look and still get per-room heating and cooling.

My downstairs is comfortable but the upstairs west bedroom roasts. Mini-split?

Often, yes. A single head dedicated to that room handles the afternoon sun load without forcing your central system to overcool the rest of the house chasing it. We confirm with a load calc first, then put the head size and placement on the written estimate.
