Los Gatos has the hardest sizing problem in our service area, and it makes maintenance more than a formality. A hillside home with the master suite facing west can have one zone calling for cooling in the afternoon while the lower level sits in morning shade. On larger hillside homes we usually end up with two or three zones, sometimes with a supplemental ductless head on the worst west-facing room. That is a lot of equipment working at different loads, and a plan is how we keep each zone tuned and each piece documented for warranty.

The downtown stock is a different conversation. A number of the Victorians and Craftsmans here were built before forced air, so what we maintain is often a multi-head ductless retrofit we put in to avoid tearing up plaster. Those need their own rhythm. Filter cleaning on each indoor head, coil and blower checks, condensate verification per unit. A four-head system has four times the filter surface and four small drains, and on a plan we catch the slow clogs before one head starts dripping inside a hundred-year-old wall.

Cooling runs warmer up the hillsides than down in the flats, so the cooling side here does real work in summer. That is where the early-catch part of the plan pays. Refrigerant leaks and capacitor degradation show up in the spring readings months before a zone quits in August. On a multi-zone system, one weak link can leave a whole floor warm, so we would rather find it in a tune-up than on a no-cool call.


What we run into in Los Gatos

Zone-by-zone tune-up. Each zone gets its own performance check, refrigerant verification, and airflow read. On three-zone hillside homes that means three separate logs, because the west-facing zone wears differently than the shaded lower level.

Ductless multi-head service. Downtown Victorian retrofits run multiple indoor heads off one condenser. We clean every head's filter and coil, verify each small condensate drain, and check the inverter drive at the outdoor unit each visit.

Refrigerant and capacitor early-catch. Warmer hillside cooling loads stress the cooling side. We track refrigerant charge and capacitor amperage in spring so a slow leak or weak start gets fixed before a zone drops in the August heat.

Warranty documentation per unit. Multi-zone and ductless systems carry warranties that require documented annual maintenance on each unit. We keep the records so a compressor or inverter claim down the line is not denied for a paperwork gap.

Our hillside house has zones that behave completely differently. Does the plan cover all of them?

One plan covers the whole system, every zone. That matters here because the afternoon sun loads the west-facing zone hard while the shaded side barely runs, so the zones wear at different rates and need to be checked separately. We tune and log each one in spring and fall. If a particular zone keeps losing the afternoon fight, that may be a sizing issue we address separately, and we will tell you straight at the visit.

We have a multi-head ductless system downtown. Is maintenance different from a central system?

It is, and the plan accounts for it. Each indoor head carries its own filter, coil, and small condensate drain, so there are more places a slow clog can start than on a single central unit. We service every head at each visit, not the outdoor unit alone. The annual plan is $289 or $29 a month and keeps the manufacturer warranty documented on every unit in the system.
