Ductless Mini-Split in Dublin
Dublin runs the same hot inland summers as the rest of the Tri-Valley, 90-plus in July and August, with mild winters. Most homes here already have ducted systems, so ductless is rarely the whole-house answer. It earns its place when there is a room the central system cannot reach, a converted space, or an older downtown home where the existing ducts are not worth saving.
Newer Dublin neighborhoods, East Dublin, Dublin Ranch, Schaefer Ranch, Positano, are largely 1990s to 2010s and often oversized on cooling. We regularly find four-ton systems in 2,000-square-foot homes that should be 2.5 or 3 tons by load. When a homeowner there wants to condition a new ADU or a bonus room, adding it to the oversized central system makes the short-cycling worse, so a dedicated ductless zone is usually the cleaner fix.
The older 1960s and 70s core off San Ramon Road is the other pattern. Smaller footprints, original ducting approaching the end of its life, and homes hitting replacement age. There, we price a ductless retrofit against a ducted replacement and tell you which way the math actually goes. We run the load, check the panel, and the numbers go on the estimate first.
What we run into in Dublin
Dedicated zone for ADUs and additions. Adding a new ADU or converted space to an already-oversized Dublin Ranch system worsens short-cycling. A single ductless zone conditions the new space on its own thermostat without dragging down the main system.
Ductless vs ducted on older-core homes. On 1960s and 70s homes near downtown with original ductwork at end of life, we quote a mini-split retrofit alongside a like-for-like ducted replacement so you can see both costs before deciding.
