Climate. Tri-Valley inland, same pattern as San Ramon. Hot summers (90°+ in July/August), mild winters.
Housing stock. Newer overall than neighbors, East Dublin, Dublin Ranch, Schaefer Ranch, Positano are 1990s–2010s. Older downtown Dublin (1960s–70s) is smaller footprint. Newer homes often still under original system warranty; older core Dublin homes approaching replacement age.

Dublin’s rapid growth
Dublin has grown faster than most Bay Area cities over the last decade: large new developments in East Dublin, the Dublin Ranch corridor, and the Dougherty Valley overflow.
