Ductless Mini-Split in Lafayette
Lafayette sits in the Diablo Valley, moderated by the surrounding hills. Summers run a touch cooler than Danville, roughly 85 to 90, and winters bring cool nights with occasional sub-freezing lows in the upper hillsides. That climate keeps a heat pump efficient year-round, so the real constraint on most Lafayette jobs is not weather. It is access and the condition of the existing ductwork.
The housing here is predominantly 1950s to 80s hillside custom homes on steep, grade-separated lots, often with limited panel capacity, challenging crawl spaces, and low attic clearance. Running new ducts through that framing is frequently impractical or not worth the cost. That is why a meaningful share of our Lafayette installs are ductless retrofits: the small refrigerant line set routes through framing far more easily than ductwork, and it avoids tearing into plaster.
Access drives the scoping. Condenser placement around mature landscaping, line runs through hillside framing, and occasionally crane placement on steep lots all get walked at the estimate, not assumed. We run the load, check whether the panel can carry the outdoor unit, and put the access plan and the numbers on the written estimate. Ductless costs more up front than a like-for-like ducted swap, and we are straight about that trade.
What we run into in Lafayette
Ductless retrofit where ducts aren't practical. On hillside homes with poor or nonexistent ductwork, mini-split routes through framing instead of requiring new duct runs. It is often the realistic path on these lots, and it gives room-by-room control on homes that never had zoning.
Access scoping for tight hillside lots. Steep grade, tight driveways, and mature landscaping change where the condenser can sit and how the line set runs. We walk placement and access at the estimate, including crane requirements when a hillside lot needs one.
Line-set routing to spec on long runs. Hillside layouts produce long horizontal runs and tall vertical drops. We add oil traps on long runs and hold the line set inside the manufacturer's published horizontal and vertical limits, so the system charges and drains correctly rather than failing early.
Sub-panel coordination on older homes. Many original Lafayette homes have limited panel capacity. We check it at the estimate, and when a multi-zone system needs a dedicated 30A or 50A circuit or a sub-panel, we coordinate a licensed electrician and quote it up front.
Quiet placement near neighbors and bedrooms. Outdoor units run 45 to 55 dB at full load and indoor handlers as low as 19 to 25 dB. On close hillside lots we place the condenser to keep noise off bedrooms and property lines, and we discuss it before install.
