San Bruno splits between flatland streets that sit under the fog most of the day and hillside blocks in Crestmoor and Rollingwood that climb above it, and that split changes how I size a Lennox system block by block.

Lennox in San Bruno

San Bruno has more topography than people give it credit for. Down near the flats and toward the Tanforan side, the fog sits low most mornings and the houses run cooler and smaller. Up in Crestmoor and Rollingwood, the homes climb the hill, catch more sun, and run bigger, sometimes with room for a proper multi-zone layout. I don't quote the same Lennox system for both halves of the city.

On the flatland homes, a single-stage or two-stage Lennox furnace with modest cooling usually covers it, and the value case is straightforward. On the larger hillside homes, a variable-speed system with zoning starts to make sense, and that's where the Lennox proprietary parts conversation matters most, because a zoning control board or an ECM blower module is not something I can grab off a generic parts shelf.

San Bruno sits right between South San Francisco and Millbrae on our Peninsula route, and being this close to the airport doesn't change the mechanical work, just means I'm used to houses with a bit more ambient noise to work around when I'm listening for what a system is actually doing.

Reversing valve issues on older Lennox heat pumps. San Bruno has a decent number of heat pumps already in the ground from prior installs, and on the ones getting up in years, a stuck or leaking reversing valve is the failure I see most, usually showing up as the system stuck in one mode or blowing cold air during a heating call. I confirm the valve is actually the problem before replacing it, since a bad defrost control can mimic the same symptom.

Capacitor and contactor failures on hillside condensers. The bigger systems up in Crestmoor and Rollingwood work harder in the sun, and a run capacitor or a pitted contactor is the most common reason one of those condensers won't start or trips the breaker. It's a quick fix once I've confirmed it's the actual cause and not a symptom of a failing compressor.

Zoning damper and control board faults. On the hillside homes with multi-zone Lennox setups, a damper that won't open or close fully will throw the whole system off, sometimes read by the control board as a fault and sometimes just quietly starving one room of air. I check the damper motor and the wiring before I assume the board itself is bad.
