Lennox in South San Francisco
South San Francisco has an odd split for a city this size. There's a real industrial and biotech base down near the bay, big campuses with their own commercial mechanical contracts, and then there are the residential hillside neighborhoods like Winston Manor, Buri Buri, and Westborough where the actual Lennox work happens. I stick to the houses. A biotech HVAC system is a different animal with different code requirements, and that's not what we're set up to service.
The housing stock on the hill side tends to be larger than the flatland tracts, and some of it has room for a proper multi-zone Lennox setup, especially in Westborough where the homes spread out more. Zoning on a Lennox system runs through a brand-specific control board, and when that board has a problem, I check part availability before I promise a timeline, because it is not always a same-day source.
We also run this route out to Brisbane, so that coverage isn't a separate trip for us. If you're closer to the Bayshore side than the hills, it's the same technician either way.
Lennox work we do in South San Francisco
Multi-zone control board diagnosis in Westborough. The larger hillside homes in Westborough sometimes run Lennox zoning, and when a zone stops responding or the thermostat loses communication with the equipment, the fault is usually in the zone control board. I isolate which zone is actually failing before I touch the board, since a bad damper motor can look like the same symptom.
Variable-speed blower motor issues. Lennox's higher-tier furnaces and air handlers use an ECM variable-speed blower, and when that motor's control module goes bad, the airflow drops or cycles oddly instead of failing outright, which makes it easy to miss until a utility bill jumps. I test the motor and the module separately so we're not replacing a part that's still good.
Furnace short-cycling from a dirty flame sensor. On the older forced-air furnaces still running in the flatter parts of South City, a dirty or degraded flame sensor is the most common cause of a furnace that fires and immediately shuts back off. It's a cheap part and a fast fix, and I always check it before assuming something bigger is wrong.
