LG in South San Francisco
South San Francisco carries the biotech and industrial identity now, the Genentech campus and the lab buildings east of 101, but the neighborhoods where I actually work are older and residential. The flatlands around Grand Avenue and Miller Avenue have modest 1940s and 50s homes, plenty without central ductwork, and the hillside tracts above them in Winston Manor and Buri Buri step up the grade with houses built into the slope. Two different housing patterns, and LG ductless answers both of them, just not the same way.
In the flatland homes, the job looks like Daly City's, a head per room where ducts were never installed, one small condenser doing the work. Up in Winston Manor and Buri Buri, the challenge is different. Lots step down the hill, and the outdoor unit placement has to account for grade, drainage, and how far the line set has to run to reach a bedroom on the upper level. I scope that at the estimate, because a long refrigerant line run on a steep lot changes both the install cost and the system's efficiency.
We also run Brisbane on this same route, right next to South San Francisco on the bay side, so it stays part of the regular schedule rather than a separate trip.
LG work we do in South San Francisco
Ductless retrofits in the Grand Avenue flatlands. Older homes near Grand and Miller run without central ductwork. We put LG heads into the rooms that need it, sized to the room rather than the whole house, and keep the line set out of sight along framing or an exterior corner.
Hillside condenser placement in Winston Manor and Buri Buri. On the sloped lots above the flatlands, the LG outdoor unit needs a level pad, proper drainage away from the foundation, and a line-set run that does not fight the grade. We plan that route before quoting, since a long vertical run affects both labor and system performance.
Condensate drain clogs on older crawl-space runs. Homes with tight, damp crawl spaces from this era tend to clog condensate lines faster than newer construction. We clear the drain, check the pitch, and correct any line that was set wrong so the head does not back up and drip into the wall.
