Tempstar in Foster City
Tempstar is the value tier of Carrier Global's ICP family, sharing its compressor platform and control boards with Carrier and Bryant at a lower price. Foster City is almost entirely planned construction from the 1960s and 70s, built on filled bay land, and a big share of that stock is condos and townhomes with shared walls and HOA rules governing where an outdoor condenser can even sit. I quote around those constraints from the first visit, because a unit that doesn't fit the HOA's approved footprint or patio spec doesn't get installed no matter how good the price is.
Slab construction is standard across most of Foster City, which means no crawl space to route lines through and often a tighter mechanical closet than you'd find in an inland tract home.
