HVAC Installation in Los Gatos
There is no single Los Gatos house. Downtown you have 1880s Victorians and Craftsman bungalows with gravity gas furnaces in the basement, original cast-iron radiators, or wall heaters in each room, and no forced-air ductwork at all. The hills hold mid-century redwood customs and post-2000 luxury builds, usually with full HVAC and multiple zones. Climate zone 4 here also varies by elevation and orientation, with cooling design running anywhere from 88 to 94 degrees depending on where the house sits on the hill.
On hillside homes the sizing problem is the hardest in our whole service area. A 4,000 square foot house with a west-facing master suite up top can have that room calling for cooling at 4 PM while the lower family room is still in morning shade. A single-zone system runs all afternoon trying to satisfy both and never does. For any hillside home over about 2,500 square feet we default to two or three zones with separate equipment per floor, and on the worst west-facing rooms a supplemental ductless head.
On the downtown historic stock, adding central HVAC usually means tearing into plaster to find a path for returns and ducts, which is the wrong answer in a period home. Our standard recommendation there is a multi-head ductless mini-split. One outdoor condenser, one head per primary room, full climate control without the wall and floor destruction, and the original architecture stays intact.
What we run into in Los Gatos
Hillside multi-zone design. On west-facing hillside homes we split cooling into two or three zones with separate equipment per floor. That way the hot upper master gets its own capacity instead of forcing the whole system to chase one room's afternoon load.
Multi-head ductless for Victorians and Craftsmans. Downtown homes with no ductwork get one outdoor condenser and a head per primary room. No plaster surgery, no hunting for return paths, and the period architecture stays untouched. We size each head to its room rather than the house total.
Hybrid central-plus-ductless setups. When a hillside home has good central ducts but a couple of impossible rooms, we keep the central system and add ductless heads only where the load demands it. That is usually cheaper than upsizing everything.
Load calculation per zone. We run Manual J per zone, not per house, on these varied homes. Orientation and elevation move the load room to room here more than almost anywhere else we work, and the numbers go on the estimate.
Permit coordination on historic and hillside lots. We pull permits and coordinate inspection, and on historic-core properties we account for any added review. We tell you the realistic lead time before the install date is set.
