Climate. Belmont's climate splits with elevation. The valley floor along the Ralston Avenue corridor sits closer to the fog line and stays cooler and grayer through summer mornings, while the hillside neighborhoods above catch more direct sun and hold heat later into the day. Heating carries most of the year here. Cooling days happen, mostly on the hillside lots, but the marine air keeps design cooling loads modest, in the mid-80s rather than the 90s you'd size for further inland.

Down low, Belmont sits closer to the fog line and stays cooler and grayer through the morning. Up on the hillside streets, homes get more direct sun and hold that heat into the evening. Heating is the load that matters most of the year in both places. Cooling comes up on the hillside lots more than in the flats, but the marine air keeps that load smaller than what an inland Bay Area home needs, and I still catch systems out here sized for a hotter climate than Belmont actually has.

The tract housing along Ralston and down toward El Camino Real dates mostly to the 1950s and 60s, and a fair number of these homes are still running the original wall or floor furnace. I check the heat exchanger and the pilot assembly on every one of these, because a furnace that old failing quietly is a safety question before it’s a comfort question. Up on the hillside streets, the housing runs newer and larger, custom homes and remodels on sloped lots that already carry a full ducted system. Those jobs are more about heat pump conversion and multi-zone balancing than about replacing a furnace that should have been swapped out years ago.
