AC Freezing Up in Albany
A coil freezes when it runs colder than the air passing over it can hold above freezing, so moisture that should drip off the coil turns to frost on it instead. The frost then blocks the airflow the coil depends on, the coil runs colder still, and output falls off fast. It is a chain reaction that almost always starts with one ordinary fault, not equipment failure.
Albany is 1.8 square miles of dense, older housing, and central AC is close to nonexistent here. Common causes
Dirty mini-split filter screen. In small Albany bungalows, an indoor head often sits in a living room or bedroom that sees daily use, and the mesh filter screens load up with dust and pet hair faster than owners expect. A choked screen starves the coil of air and it ices. We clean or replace the screens, clear the blower wheel, and confirm the head is pulling air properly again.
Low refrigerant from a leak. A mini-split running short on charge drops its coil temperature below what the surrounding air can keep frost-free. We check the pressures against spec for the line length, find the leak, usually at a flare connection, repair it, and recharge to the target weight instead of guessing by feel.
Restricted return in a tight ADU or basement installation. On the small lots along the Marin Avenue grid, a mini-split serving an ADU or a converted basement unit sometimes gets mounted with the return side too close to a wall, a shelf, or a low ceiling to pull air freely. That restriction alone can be enough to frost a coil that would run fine with proper clearance. We check clearance around the head and correct it where we can.
Dirty evaporator coil. A coil that has gone years without cleaning, common in the older UC Village family units and long-held bungalows around Albany, builds up a film of dust that insulates the coil surface and drops its temperature enough to frost. We deep-clean the indoor coil and check the condensate line so the thaw water drains instead of pooling in the head.
Weak or failing indoor blower. If the blower motor in the indoor head has lost speed or its bearings are dragging, airflow across the coil drops even with a clean filter, and the coil freezes anyway. We measure airflow at the head, test the motor, and quote the fan motor replacement on the estimate if that is the fault.
Blocked airflow on a basement or converted-space unit.
