What we see in Albany homes
Climate. Albany shares the same marine-layer coastal climate as neighboring Berkeley, cool summers, mild winters. Central AC is nearly nonexistent; heating and mini-split retrofits are the main call.
Housing stock. Compact 1920s to 1940s stucco and wood bungalows on small lots along the Marin Avenue grid, ADUs and basement units, UC Village university family housing along Buchanan Street. Wall furnaces are common in the older bungalows.

Small lots, small kitchens, old wall furnaces
Albany packs its housing into 1.8 square miles, mostly stucco and wood bungalows built in the 1920s through 1940s along the Marin Avenue grid, on lots too tight for the duct runs a bigger contractor would want. A lot of these houses still heat off the original wall furnace tucked into a hallway closet, sized for a compact 1,000 to 1,200 square foot floor plan. When one of those units starts short-cycling or won’t light, I’m usually looking at a dirty thermocouple, a cracked heat exchanger, or a blower motor that’s outlived its bearings, and on a furnace that age I check all three before I call it a repair or a replacement.
ADUs, remodels, and UC Village
Central air conditioning is close to nonexistent in Albany’s older housing. The same marine layer that keeps Berkeley cool in July does the same job here, so most owners along Solano and Marin never needed AC in the first place. That’s changing with remodels. When a small Albany kitchen gets redone or a basement gets finished into an ADU, a ductless mini-split is usually the answer, one head for the addition or the whole small floor plan, no ducting to fight with in a house this size. Along Buchanan Street, UC Village family housing adds another layer of older multi-unit heating equipment that needs the same attention as the single-family bungalows around it.
Routing from San Ramon
Albany runs about 40 to 45 minutes from our San Ramon shop, up I-580 and Highway 24 to I-80, the same stretch we take into Berkeley and Richmond. We schedule Albany calls on those same Inner East Bay days rather than sending a truck out on its own.
