Climate. Millbrae shares Menlo Park's marine-mild Peninsula climate, design cooling in the 84–86°F range and a light heating load (design near 37°F). Sitting right against SFO and the Bay, Millbrae runs cooler and foggier than Peninsula cities set back from the water, more overcast days, more onshore breeze, fewer genuine heat-load days a year.
Housing stock. Millbrae Meadows and the older tract housing east of El Camino Real date mostly to the 1950s and 60s, much of it still on original or patched ductwork. The Millbrae Highlands and the hills below Skyline west of downtown are upscale custom homes with newer HVAC investment. Downtown along El Camino Real and Broadway, plus the BART/Caltrain station area, have added denser townhome infill in recent years.

Cooler, foggier than the rest of the Peninsula
Millbrae sits about as close to the Bay and the SFO approach path as a Peninsula city gets, and the weather shows it. Summers stay mild like the rest of the mid-Peninsula, design cooling in the 84 to 86°F range, but Millbrae runs more overcast days and more onshore wind than cities set back from the water. Heating load is light too, design near 37°F. The practical effect on equipment sizing is the same rule we use in Menlo Park: smaller than people expect. Oversizing is the more common mistake here, not undersizing, and a correctly sized heat pump handles both ends of the year without short-cycling.
Two different housing stocks
East of El Camino Real, Millbrae Meadows and the surrounding tract housing date mostly to the 1950s and 60s. A lot of these homes are still running original ductwork, or duct runs patched piecemeal over seventy years and sized for equipment that’s long gone. Where the ducts have been kept up, a ducted heat pump conversion is a clean swap. Where they haven’t, ductless mini-split per room is usually the better path: no plaster damage chasing bad duct runs, and full room-by-room control.
West of downtown, the Millbrae Highlands and the hill neighborhoods below Skyline are a different job. Larger custom homes on sloped lots, newer HVAC investment, and more homes already running multi-zone systems. Condenser placement and condensate routing have to account for the grade, the same way they do in nearby Hillsborough.
Near the BART/Caltrain hub
The townhome and infill construction near the Millbrae Intermodal Station and along El Camino Real and Broadway is newer, and a lot of it runs on packaged rooftop or side-yard units instead of a standard split system.
