What we see in Daly City homes
Climate. Daly City sits in the thick of the San Francisco fog belt, cool and grey most of the year with design cooling barely above 70-75°F in the flatter neighborhoods. Heating is the real job here, design near 38°F, and furnaces or heat pumps run more days per year than in almost any other city we cover. Genuine AC demand is rare, most homes get by on a window unit or nothing at all.
Housing stock. Westlake and the Doelger tract homes date to the late 1940s and 1950s, dense rows of nearly identical houses built fast for returning GIs, most still running original wall furnaces or early gravity systems. Southern Hills and Vista Grande have a similar-era mix with a few later remodels. Original ductwork, where it exists at all, is usually undersized and leaky.
Typical systems. Wall furnace replacement and gas furnace conversions are the bulk of the work in Doelger-era homes. Heat pumps make sense here mostly for the modest cooling boost plus efficient heating, not for AC alone. Ductless mini-split is common in additions and rooms with no existing duct run. Daly City doesn’t need much convincing on the heating side. The marine layer sits over Westlake and the rest of the city most of the year, and a furnace or heat pump here works far harder on cold mornings than it ever will cooling anything down.
