MRCOOL in San Mateo
San Mateo covers a lot of ground, from the flats near Coyote Point and Baywood up into the San Mateo Highlands, where the streets climb and the houses catch a lot more direct sun. Both ends have plenty of older homes, ranch-style builds from the 1950s and 60s with a wall furnace and nothing for cooling, and both ends are where we see MRCOOL come up, usually for a single bonus room or a home office that the original house was never built to cool.
The load isn't the same in both places, and I size for that difference rather than assuming a Highlands house and a Baywood flat need the same head. A hillside room with full western exposure loses ground faster on a hot afternoon than a similar room in the flats, and a DIY head bought off a general size chart doesn't account for that. Downtown San Mateo has added condo and apartment stock too, and there we see MRCOOL used differently, a single owner adding one head to a unit for a home office, working within whatever the building allows for exterior equipment.
We're part of the ADRIUM Service Solutions family, owner-operated, CSLB #1136642, EPA 608 certified. We commission these installs, run the actual room load before anyone assumes the unit they bought is the right size, and coordinate the electrical when an older Baywood panel needs a subpanel to carry a new circuit. Quotes in writing, $99 diagnostic credited toward the repair. Call (925) 999-4095.
MRCOOL work we do in San Mateo
Sizing a hill-home bedroom against a bay-flat family room. A San Mateo Highlands room with unshaded western exposure and a Baywood flats room near the bay don't carry the same afternoon heat load, even at similar square footage. I run the load for the actual room, sun exposure and all, before confirming whether the head the homeowner bought will hold it.
Condo and townhome line-set routing. Downtown San Mateo's newer condo stock means line sets sometimes have to route through a shared wall cavity or along a balcony rather than a simple side-yard run. I plan that route before drilling anything, so the penetration is sealed properly and doesn't cause problems for the unit next door.
Subpanel upgrade coordination in an older Baywood home. Some of the older Baywood and Sugarloaf-area panels are already carrying a full load of original 1950s circuits, and there's no room left for a new dedicated condenser circuit without adding capacity. I coordinate with a licensed electrician on the subpanel work before the mini-split install goes any further.
