Most HVAC manufacturer warranties require documented annual professional maintenance. Without those records, a compressor failure in year 7 is not covered, and a new compressor runs $2,500 to $4,500. Our plan costs less than one repair and keeps your warranty in force.

Annual Plan:

  • Spring AC tune-up (performance check, refrigerant levels, airflow, coil cleaning)
  • Fall furnace / heating tune-up (combustion analysis, safety checks, ignition)
  • Priority scheduling (before non-plan customers)
  • 15% off all repairs
  • Filter reminders
  • Performance logs year-over-year
  • Transferable if you sell the home

What the plan catches early:

  • Capacitor degradation before failure (indicators show up 2 to 4 months early on amperage readings)
  • Refrigerant leaks before performance drops noticeably
  • Heat exchanger corrosion on older furnaces (safety and warranty issue)
  • Condensate drain restrictions before they overflow
  • Failing flame sensors before the furnace stops igniting in November
  • Control board capacitor swelling on aging high-efficiency units

Why the warranty piece matters:

Most heat pump and high-efficiency AC warranties require documented annual professional maintenance to remain valid. Skip the documentation and the manufacturer can deny a year-7 compressor claim, which runs $2,500 to $4,500. The plan costs less than one out-of-warranty repair, every year.

Who skips the plan:

If your system is under 4 years old and we installed it, you might not need a plan yet. The install commissioning gives a strong baseline and the equipment is well within manufacturer warranty. We will tell you that at the estimate. We don’t push the plan on customers who don’t yet need it.


What makes us different

Warranty documentation included. Our maintenance visits generate the documentation your manufacturer requires to keep the warranty in force. We provide the paperwork; you keep the coverage.

Priority scheduling. Plan members get scheduled before the general queue. When the AC fails in August, you do not wait a week. You get our next available slot.

Year-over-year performance logs. We record your system's readings every visit. Gradual decline in performance shows up before it becomes a summer emergency or a $4,000 compressor.

What to expect

Every job, repair or install, follows the same rhythm. No upsells dressed as "package tiers." No "today only" pricing. If the answer is "wait six months and re-evaluate," that is what we will say.

  1. On-site visit

    Andrew measures, photographs, and asks questions about your existing system. $75 diagnostic, credited toward any repair over $200.

  2. Written estimate

    Line-itemed, model-named, sized to a Manual J calculation. Sent same day, never verbal-only. Walk-aways are fine; no pressure.

  3. Scheduled install

    Same crew start to finish. Permit pulled where required. 10-year parts plus 10-year labor warranty with bi-annual maintenance plan in force.

  4. Follow-through

    We check the install at six months. If your utility bill did not move in the right direction, that is on us; we go back and find out why.


The diagnostic is seventy-five dollars and we credit it toward any repair over two hundred. If the answer is ‘your system is fine, here are the logs, call us next year,’ that is what the estimate will say.

Maintenance Plans: common questions

What if nothing needs doing?

You still get the visit, the inspection, the performance log, and the warranty documentation. Most visits find something: a dirty filter, a capacitor weakening, a refrigerant level slightly low. We catch it before it becomes a July emergency.

Can I cancel anytime?

Yes. No long-term contract. If you sell your home, the plan transfers to the new owner (or to your new home at your option).

What equipment does it cover?

Your primary HVAC system: furnace, AC, and/or heat pump. Multiple systems on the same property can be added at $150/year each.

Do you send reminders?

Yes. Filter reminders, seasonal visit reminders, and annual renewal reminders. We schedule your tune-ups with you, so you are not guessing when to call.
