San Jose has the heaviest cooling load of anywhere we work and the widest spread of housing to go with it. Summers sit in the high 80s and 90s with runs over 100, so AC repair is genuinely our highest-volume service in the South Bay. When a unit goes down in July, we treat it as same-day where the schedule allows, and we carry the parts that account for most failures, capacitors and contactors plus what it takes to clear a flooded condensate line.

The housing mix decides the repair. The Eichler tracts, Fairglen most famously, were built with radiant-slab heat and no ductwork, and most of those slabs are dead and uneconomic to reach. There's no central AC to repair in a true Eichler, so the real fix is usually a ductless mini-split, and what we service there is the head units and condensers from those retrofits. The 1960s through 80s ranches across much of Almaden and West San Jose run conventional split systems on a range of older brands. Post-2000 stock in North San Jose tends to be newer split equipment with intact ducts.

On the older split systems, we read the system's actual performance with gauges instead of guessing from symptoms. Capacitors die first in this heat, and California summers age them faster than spec, so a unit that worked last year can drop out on the first 95-degree day. If we find an R-22 leak on a late-90s system, we'll show you the readings and run replacement numbers, because chasing R-22 is a losing game on a system that will leak again.


What we run into in San Jose

Same-day capacitor and contactor replacement. These are the first things to fail in San Jose's heat, and we stock them. A capacitor swap runs $150 to $250 and gets the system cooling again the same visit, which matters when it's over 95 outside.

Ductless mini-split service in Eichlers. True Eichlers have no central AC to repair, so what we service is the mini-split retrofit: head units, condensers, line-set and drain issues. We diagnose the specific zone that's underperforming rather than condemning the whole system.

Performance diagnosis with gauges. On 1960s to 80s split systems we put Fieldpiece gauges on refrigerant pressures and temperatures so we read what the system is actually doing. That's how we catch a low charge from a slow leak before it kills the compressor.

R-22 leak evaluation on late-90s systems. When an older San Jose system loses its charge, we pressure-test and show you the numbers. R-22 is expensive and the leak comes back, so we lay out repair versus replacement honestly instead of selling a recharge.

In a true Eichler the original radiant slab is almost always dead and there's no ducted AC to repair, the copper is buried in concrete with no access. The standard solution is a ductless mini-split, and if you already have one, we service the heads and condenser. We'll diagnose what you have before recommending anything.

My system uses R-22. Is repairing it worth it?

If the repair is small and the system is under 12 years, often yes. But R-22 leaks usually mean replacement is coming, because the refrigerant is costly and a leaking system leaks again. We give you the repair-versus-replace numbers at the estimate and don't push either way.
