Albany is 1.8 square miles of dense, older housing under the same marine-layer cool as its neighbors, and central air conditioning practically does not exist here. Cooling comes from ductless mini-splits, usually added during a remodel, and when a wall-mounted head drips, the cause is almost always the thin condensate hose that carries water from the head out through the wall. That hose depends on a steady downward slope, and in a small house it often gets routed through tight framing that makes a good slope hard to hold.

Common causes

Dust and algae build up inside it over time and block the path, so water spills out the bottom of the head instead of draining outside. We clear the line with low-pressure air or a flush and confirm it drains freely.

Poorly sloped drain hose in a tight retrofit. Fitting a drain hose into the framing of a small Albany bungalow or an ADU sometimes leaves it with a dip or a rise instead of a clean downward run. Water pools at that low point and eventually overflows. We check the routing and re-pitch or reroute the hose so it actually drains by gravity.

Failed condensate pump on a head. Where a mini-split serves a basement unit or an upper floor and can't drain downhill on its own, installers use a small condensate pump. When the pump's float or motor fails, the head backs up and overflows. We test the float and motor and replace the pump when that's the cause.

Clogged drain in a rare central system. On the few Albany homes that do have a retrofitted central air handler, the standard condensate-line clog applies. We clear and flush the line, check the pan, and verify the float switch would shut the system down before the pan overflows.

Frozen coil from a dirty filter. A mini-split filter that goes unwashed chokes airflow across the small coil, the coil ices, and the meltwater overruns the shallow pan underneath it. We pull and clean or replace the filter, confirm the coil thaws clean, and check for anything else starving airflow.
