Maintenance Plans in Alamo
Alamo homes are large, usually 3,500 to 6,000 square feet and up, and they rarely run on a single system. Most of the properties we maintain here have two furnaces and two condensers, or a single larger system split across zoned dampers. That doubles the equipment count behind the warranty paperwork. A compressor failure on one of two systems is an expensive repair out of warranty, and the manufacturer can deny the claim if there is no record of annual professional service. The plan keeps both systems documented.
On Alamo systems the multi-zone control boards and damper actuators are the parts we watch most closely, because they are what a tune-up catches before they strand you. We log amperage and damper response year over year, so when a board or actuator starts drifting we see it on the trend before it leaves a wing of the house with no cooling in August. Alamo summers carry a real cooling load, and a dead zone on a 5,000 square foot house is not a small problem.
If we installed your system and it is under four years old, we will tell you to hold off. The commissioning numbers give us a strong baseline and the equipment is well inside warranty. On older estate systems with multiple condensers, the plan is worth it because there is simply more to track and more that can quietly degrade.
What we run into in Alamo
Cover both systems on one visit. On dual-system homes we run the full spring and fall checks on each unit in a single scheduled visit. One trip, and both warranties stay documented.
Log multi-zone board and damper behavior. We record control board readings and damper actuator response on every zone and compare against prior visits. Drift on a board or a sticking actuator shows up on the trend before it fails outright.
Refrigerant and airflow per system. Each condenser gets its own refrigerant and airflow check. On long line runs through older custom framing, a slow leak shows up as a performance drop on one system before you would notice it from inside.
Combustion analysis on each furnace. Both furnaces get combustion analysis and a CO check in the fall. On older Alamo homes with original gas units, heat exchanger corrosion is a safety and warranty issue we want to catch early.
