A lot of the housing stock is 1950s and 60s ranches that picked up a garage conversion, an addition, or a second-story pop-up over the years. The original condenser rarely got upsized to match. The good news is that the actual fixes are usually small. Most often it is a weak capacitor, a low charge from a slow leak, a coil packed with dust, or ducts that came loose in the crawl space. Any one of those adds real dollars to a summer bill, and any one of them is a same-day repair once we measure it.


Common causes

Undersized equipment cooling an expanded house. This is the signature Sunnyvale problem. A unit that fit the original ranch now serves an addition or a pop-up and never reaches setpoint, so it runs nonstop. We run a Manual J on the current total square footage and show you the gap. The fix is sometimes a correctly sized replacement, sometimes a second zone or a ductless head for the addition, so the original system stops fighting a losing battle.

Low refrigerant from a slow leak. An undercharged system can ice the coil and run for hours without pulling the heat out of the house. We read pressures and temperatures on our gauges, find the leak, fix it, and charge back to the manufacturer's target by subcooling or superheat. Dirty coil or clogged filter. A coil caked with dust insulates the very surface that is supposed to move heat, so the compressor runs longer for less cooling. We pull and inspect both coils and the filter. A cleaning and a fresh filter often drops runtime noticeably on a system that was choking on its own airflow.

Weak run capacitor. A capacitor losing capacitance makes the compressor and fan motor draw more current to start and run, which you pay for directly. We meter the capacitor against its rated microfarads. It is one of the cheapest parts in the system and one of the most common reasons a bill creeps up on Sunnyvale's older units in summer heat.

Leaky ducts in the crawl space. These 60s ranches have ductwork running through tight crawl spaces, and old joints separate or tape over time. Cooled air leaks out before it reaches the rooms, so the system runs longer to do less. We inspect the runs, check for disconnected boots and gapped joints, and seal them. This is one of the most common places we find money disappearing in this housing stock.

Short-cycling from an oversized or mis-controlled system. A system that snaps on and off without completing a cycle wears the compressor and never runs efficiently. We check thermostat staging, control wiring, and the actual on/off pattern under load. On the hottest week of the year, properly sized variable-speed equipment modulates instead of slamming on and off, which is why we lean toward inverter equipment when replacement is on the table here.
