Common causes

Clogged condensate line on a long, low-slope run. A line reaching from an upper-floor or attic air handler down to a discharge point on a wooded Portola Valley lot often ends up long and barely pitched, and it clogs faster because the water moves through it so slowly. Using a wet vac at the termination, we clear the blockage, flush it back through, and verify it drains properly. Where the routing itself is the problem, we will flag a re-route on the estimate.

Failed condensate pump. Where grade or layout on a hillside property makes gravity drainage impractical, a condensate pump lifts the water to a point it can drain from. A failed pump motor or a stuck float floods the unit. We test the pump by filling its reservoir and replace it if it will not run.

Stuck float safety switch. The float switch should shut the system off once the pan fills. Stuck open, it lets the unit keep running and overflowing. We test it under a rising water condition and replace it if it is not cutting the circuit, then confirm it actually stops the unit.

Frozen evaporator coil. A coil iced over from low refrigerant or poor airflow sheds a flood of water once it thaws. We read pressures and coil temperature to find why it froze. On the zoned systems common in these larger homes, a stuck damper choking one branch is a frequent culprit.
