Housing stock. Mostly 1950s–80s ranch-style homes on quarter-acre+ lots. Country Club, Los Altos Hills (adjacent), and the South Los Altos area have substantial custom builds. Lots of additions and second-story pop-ups means original HVAC sizing rarely matches current footprint.

The Los Altos lot pattern, 10,000+ sqft lots with 3,000–4,500 sqft single-family homes, pushes us into dual-zone HVAC almost by default. A single 5-ton condenser can technically cover this footprint, but the variable-speed equipment we install runs more efficiently and dehumidifies better when split into two smaller systems sized per floor (or per wing for sprawled single-stories). The cost premium for dual-zone over single is roughly $4K–$6K; payback through utility savings and equipment longevity is 5–7 years.
Addition-driven retrofit demand
Los Altos has a high rate of additions and pop-ups, homeowners staying decades and growing their homes in place. Almost every multi-decade homeowner we visit has at least one room that’s “always been hot”, the giveaway that the original system was never resized when the footprint grew.
