What the customer reported
A real estate agent called us about a Walnut Creek property going up for showing. The thermostat was resetting its programmed settings approximately every three hours, which meant the HVAC system would behave inconsistently during showings, and any prospective buyer who walked in to a house running heat in July (or AC in January) would draw conclusions about the HVAC system that weren’t necessarily fair to the equipment.
What we found
The HVAC equipment was fine. The thermostat’s main control board had an internal failure causing the periodic reset behavior. Power was reaching the thermostat correctly; the failure was inside the unit itself. This is a part-level failure that doesn’t really have a “repair” path, when the main board of a thermostat goes, you replace the thermostat.

- Diagnostic of the thermostat, its wiring, power supply, and HVAC control system
- Confirmed the failure was internal to the thermostat (control wiring and HVAC equipment both clean)
- Removed the failing unit and installed a new programmable thermostat
- Configured the new thermostat for the home’s HVAC equipment
- Ran the system through a full diagnostic cycle to confirm stable operation
- Verified the thermostat held its settings through multiple state changes

This was a time-sensitive job, the property was on the market and the agent needed it done before the open house. Real estate situations push timelines hard. We prioritized the diagnostic visit, confirmed the fix path inside an hour, and had the new thermostat installed and verified the same day. The property went into its showing weekend with the HVAC system performing consistently.
The 1-year warranty on the new thermostat also gave the agent and the eventual buyer documentation that the system had been recently serviced, which is the kind of paper trail that smooths a transaction.
