The starting situation

A Danville homeowner had an aging Kenmore tank water heater that was no longer keeping up with the household’s hot water demand. Showers were running cold halfway through. The unit was past its expected service life, and when we inspected the venting and gas connections we found a few items that wouldn’t pass current code if anything ever needed to be touched, the old-style globe shutoff valve, no seismic strapping, and a vent connector that needed minor draft adjustment. Repair wasn’t the right call; replacement was.

The customer asked specifically for an American Standard 50-gallon natural gas unit. That’s a reasonable spec choice for the household, the 50-gallon size gives margin over the 40-gallon they had been running on, which had been the real reason showers were cutting out.

What we installed

  • American Standard 50-gallon natural gas water heater: 12-year manufacturer warranty on the tank
  • New code-compliant quarter-turn gas shutoff valve (replacing the old globe-style valve)
  • New T&P (temperature/pressure) relief valve with proper discharge piping
  • Seismic strapping at the upper and lower thirds of the tank, required by California code, often missing on older installs
  • Vent connector inspection and adjustment to confirm proper draft on the new unit
  • Leak-tested all gas and water connections before commissioning

The detail that mattered

Water heater swaps look straightforward but the gas-side work is where corners get cut on cheaper installs. Replacing the shutoff valve isn’t optional code-wise, it’s required when the appliance behind it changes, but it adds maybe 15 minutes to the job and most install crews skip it if the old valve “still works.” We don’t. Same with the seismic strapping: it’s a $20 part and 10 minutes of work, and it’s the difference between an insurance claim being paid and being denied after the next earthquake.

What the homeowner got

Hot water capacity that actually matches the household, no more mid-shower cold-water surprises. Full code compliance on the install. 12 years on the American Standard tank from the factory, plus our 2-year labor warranty on the installation.
